CRAIGSLIST TIPS

USE YOUR LEASEHAWK NUMBER!!!! Use your craigslist tracking number ONLY for ads. Each leasing agent should have a different account to avoid being flagged and ghosted!

CONSISTENCY: Ads should be placed throughout the day, not all at once. The site operates as a “list” and you want to pop up in between other ads that post throughout the day. If you do your ads all at once, then the prospect will only see you several times in a row. Later in the day you are at the bottom of the list and buried below the most current postings. Set reminders for yourself to post 2 ads when you walk in, 4 ads around lunch time and then throughout the day! Keep on top!

HEADLINES: Headlines are your key! This is where prospects will be compelled to (or not to) click your link and read your ad. There are several ways to write your headline to grab attention. 

EXAMPLE TARGETED HEADLINES: A first floor by a wooded area would be great for a dog owner. So a headline for this apartment could be “Perfect for the Dog Owner”. A 2 bedroom 2 bath offers privacy, so a headline like “Need Your Own Space But Have To Have A Roommate?” Focus on ads that will attract your demographic. If you’re in a college town push your 24 hr fitness facility, if you have an older group, talk about how peaceful the community is! Try every angle! Advertise location information in your headline. “Boyd County Schools” “10 Minutes From Memorial Hospital” “Easy Commute To Brookside University” Keep it fresh! New pictures, new headlines and grab all sorts of people’s attention! Advertise your specials from different angles, if you’re giving away $1000 and it is around the holidays, make one ad saying $1000 off and another saying “Save your money for presents” or “”Take a vacation with all the money you will save!”

Use memes, but do it sparingly! Have good judgement. Just because it’s funny does not mean it sells your apartment community well. 

Use different default photos each ad-show off ALL the aspects of your community. Post specific apartments and take photos of the actual unit. 

 Go on craigslist and shop your comps! What grabs your eye? Use techniques and make them your own!

Drive people to your social media sites if you keep up with them! Have a great website? Direct people there! Have great reviews-add the link to it! Is your Facebook fun? Send them!
